The Area
RIVIERIA NAYARIT is a tourist community located on the Pacific Coast approximately one-half hour north of Puerto Vallarta in the designated area of Riviera Nayarit which encompass approximately 200 kilometers of Mexican Pacific coast within the state of Nayarit.
With the recent completion of toll roads joining the International Airport in Puerto Vallarta to the three adjoining towns of Los Ayala, Rincon de Guayabitos and La Penita, our area is flourishing as a tourist destination for Canadians, Americans’ and Mexicans searching for seasonal or year-round coastal living. The toll road is currently complete between Puerto Vallarta and Rincon de Guayabitos and within a year will fully connect Guadalajara with Puerto Vallarta and reduce the travel time from over 4 hours to approximately 2.5 hours.
Guadalajara, with a Metropolitan population of over 5 million people and a rapidly growing affluent Mexican economy, the demand for seasonal properties on the coast will grow, and the investment benefits of owning your own home in this area will continue to push prices higher. The three local towns are located in what is called the Bay of Jaltemba which is known as "the largest pool in the world" for its spaciousness, and tranquil beaches.
The area is tropical with daily year-round temperatures that fluctuate between 80 and 90-degrees Fahrenheit (25C – 30C), with monsoon conditions from June to October and more moderate and typically dryer weather between November and April. Because of the Tropical nature of our area, temperatures are less extreme than less tropical areas both South and North of Jaltemba Bay.
Evenings particularly between November and April cool comfortably in the evenings. A further benefit of the Jaltemba Bay Area is the protection from hurricanes provided by the geographics of the Bay which cushions the area by deflecting the Hurricanes back out to deeper waters when coming up from the South West. We have lived here for almost 20 years and other than experiencing high wind levels and drenching rain there have been no incidents of any damage to properties not located along the beaches.
Further, Hurricanes on the Pacific side of Mexico are generally less frequent and less severe than on the Gulf and Atlantic side. However, in consideration of that potential, our home has been completely constructed from more dense red brick and with more substantial rebar at the foundation level of the three-level addition. Insurance for Hurricanes is available at very reasonable cost, but we have never deemed it necessary.
Our area in Guayabitos is referred to as the “Zona Residential” and this is where the majority of Canadians and Americans have their homes. There is a Home Owners Association that meets monthly to deal with local concerns, area improvements and social activities. Rincon de Guayabitos has been our winter home for almost 20 years, but it is time to move on.
One Story Bungalow
